In the Summer of 2013, Christine and I became interested in acquiring a very special waterfront property in Haliburton. We determined very early on that Chestnut Park had a higher end brand consistent with the property we were selling. After review of the listings it was apparent that Chestnut Park Haliburton dominated with the majority of Haliburton listings over the $1M plus mark. They also had prospect reach into the Kawartha’s and Muskoka. A review of their sales history showed they consistently represented as listing and/or selling agent, more than half of all the properties valued over $1M in Haliburton … and this pattern held true for three years running. Fact is, most years they were selling more high end homes than the other agencies combined in our geo catchment. Unlike many agencies, they actually had a marketing plan that just wasn’t just boiler plate … and I could see they were doing quite a bit to promote their brand on the web, in print and even on highway signage. We were not looking at a local market for our home sale. It seemed silly to us all the agents running high end home ads in the local papers … even off season when visitor traffic to the area was very low. We didn’t even have a for sale sign on our property, because off street local shoppers were clearly not our market. We needed someone who had good marketing reach into the GTA to create targeted awareness down there, and I think the TV shows Rob hosted perhaps helped in that regard. Rob listed the house and Greg sold it. In the end we had two competing offers for our home. We also used Greg to purchase our new home in Orillia and he was creative in the negotiations as were competing against other offers on our new purchase. I broke my own rules, because normally on purchases I only deal with a listing agents – but we had the confidence in them to represent us as a buyers agent outside of their franchise area. As first time cottagers, the search for a property proved to be quite an education of what is out there. We knew that we wanted a big lake, weed free water, privacy and the cottage itself needed to be able to accommodate our family with two young children under five. Sounded easy as our want list was set. It proved not to be the case and after several months of searching we decided we needed to contact Rob Serediuk to help us find our dream cottage. Rob truly knows the cottage market, and demonstrated it clearly when he took the listing of our family cottage.
