We contacted Rob Serediuk of Chestnut Park Real Estate when we saw he dealt in the Haliburton area. We had hoped he would provide us with a better customer experience than we’d had a couple years ago with another real estate agency in the area and…he certainly did. Rob was always available to us or ensured someone else on his team was. He listened to our needs and provided us with excellent customer service by consistently keeping us updated on any new cottage listings we may be interested in, going to bat for us during the Offer to Purchase negotiation process & staying on top of any issues or concerns that arose afterwards. Rob & his team worked hard for us to ensure we got what we were looking for, what suited our needs and what would make us happy at the end of the day. We’re now absolutely LOVING our new cottage and looking forward to many years there.

Kennisis Lake $1,750,000
On behalf of the Goemans family i just want to acknowledge and commend you and the entire Chestnut Park Team.

Throughout the whole process of listing our cottage your team have been professional, proactive and meticulous.

Your reputation for being first class is why we chose Chestnut Park to handle our listing and not once did we regret that decision. On several occasions you went above and beyond our expectations, dealing with hiccups and bumps that typically arise in this process. And those are reasons you’ve ultimately earned our trust and respects well as future referrals amongst our circle of friends, family and peers.

You deserve all accolades.

Previous to contacting Chestnut Park Real Estate we had received two quotes from other real estate agencies. Rob presented his Property Marketing Plan and his fair market assessment. At that point we knew we would list with Chestnut Park.

He followed up with an open house, aggressive advertising and excellent buy qualifying. From listing to the final close Rob was always prompt and efficient in all communications and business dealings insuring a smooth transition.

We highly recommend Rob Serediuk, Greg McInnis, and Shirley Rule of Chestnut Park Real Estate.

We cannot recommend Rob Serediuk enough!! Rob acted as our agent in the purchase of our new cottage and sale of our old cottage and he greatly exceeded any and all of our expectations in both transactions! Rob really listened to us and took the time to get to know our family and as a result was able to find an absolutely perfect cottage for our family. He was professional and extremely knowledgeable throughout and was very willing to negotiate hard on our behalf securing us our dream cottage at a price we could afford. At the same time, Rob listed our old cottage and secured multiple offers resulting in an unconditional sale, over asking price, with it having been on the market for only 3 days!! Not only is he amazing at his job but he is so much fun our entire family feel in love with him and always looked forward to getting to spend time with him! If you are looking for a real estate agent you cannot do better than Rob!

I wanted to thank you both, again, for all your fine work in helping me to sell my cottage home. You got done what others couldn’t, and I am very appreciative of your efforts, as well as your personal commitments to bring this about.
Everything has now closed, and I am moving on with my life; this sale is the culmination of a rather tumultuous year, and I’m delighted to be going forward.
Much continued success to you and Chestnut Park. I am happy to give a very enthusiastic recommendation to others.

Mountain Lake – Haliburton – $1,099,000
We determined very early on that Chestnut Park had a higher end brand consistent with the property we were selling. After review of the listings it was apparent that Chestnut Park Haliburton dominated with the majority of Haliburton listings over the $1M plus mark. They also had prospect reach into the Kawartha’s and Muskoka. A review of their sales history showed they consistently represented as listing and/or selling agent, more than half of all the properties valued over $1M in Haliburton … and this pattern held true for three years running. Fact is, most years they were selling more high end homes than the other agencies combined in our geo catchment. Unlike many agencies, they actually had a marketing plan that just wasn’t just boiler plate … and I could see they were doing quite a bit to promote their brand on the web, in print and even on highway signage. We were not looking at a local market for our home sale. It seemed silly to us all the agents running high end home ads in the local papers … even off season when visitor traffic to the area was very low. We didn’t even have a for sale sign on our property, because off street local shoppers were clearly not our market. We needed someone who had good marketing reach into the GTA to create targeted awareness down there, and I think the TV shows Rob hosted perhaps helped in that regard. Rob listed the house and Greg sold it. In the end we had two competing offers for our home. We also used Greg to purchase our new home in Orillia and he was creative in the negotiations as were competing against other offers on our new purchase. I broke my own rules, because normally on purchases I only deal with a listing agents – but we had the confidence in them to represent us as a buyers agent outside of their franchise area. We bought our new home through their efforts. High end homes are a niche market and we feel that Chestnut Park Haliburton represented our interests very well. Mark & Roberta Coles

Rob truly knows the cottage market, and demonstrated it clearly when he took the listing of our family cottage. It had sat on the market for almost a year, with little interest, and we were puzzled as it had been a great place to raise my kids, was on a fantastic lake system, and had been recently renovated and decorated. What Rob brought was his marketing skills. This was a place for another family to build and share memories like we had, and he positioned it as exactly that, focusing on its benefits. He was able to bring us a buyer in only a few short weeks just as the season opened. I would definitely recommend him to anyone.

As first time cottagers, the search for a property proved to be quite an education of what is out there. We knew that we wanted a big lake, weed free water, privacy and the cottage itself needed to be able to accommodate our family with two young children under five. Sounded easy as our want list was set. It proved not to be the case and after several months of searching we decided we needed to contact Rob Serediuk to help us find our dream cottage. Our biggest education was realizing how important your buying agent is. And as we found out, it’s right at the top of the list!

We are so grateful to Rob for helping us find our cottage. It was clear after our first full day of viewing properties with him that he is in it for you, as a buyer. From the first time we spent a day with Rob, he educated us on things that should be important to us that we didn’t really think about. Things like exposure, the need for shallow entry for our kids and deep entry for swimming and boating. He would point out things about properties that would not work for us even before we thought about it, or conversely point out things that might work out for us with a little bit of work. It would be Rob that would say “you know what guys, I don’t think this property would work for you because…” . It showed how he was really connected with what our family needed in a cottage. He was always there to show anything we wanted to see even if it was way out of the way. He would take us there without hesitation. We cannot thank him enough for the countless hours and kilometers he spent with us always with a smile! If we wanted to see it, there would be no questions asked except which day would work for us. Some buyers have dreaded the search as it can be tiring. However, with Rob, it was something that we looked forward to and he truly made it not only a fun experience, but with every trip up to cottage country we were always able to bring something back with us that progressed our search in terms of really determining what we wanted. And that was due in large part to his expertise.

Rob’s team at Chestnut Park are equally professional and were readily available in support of him during our property search. Rob is also well connected as we discovered that mortgage specialists or real estate lawyers in the city are sometimes unfamiliar with cottage country, which can sometimes be an obstacle for closing a property. He referred us to great people that simply got the job done.

Just as special for us is the relationship he built with our 4 year old son. A testament that Rob really cares about the people he represents. In the eyes of a four year old, cottage searching can be long and boring. For our son he would always look forward to seeing “Mr. Rob” not even thinking twice about the long car rides. When we finally found a cottage, though he was excited about that, it dawned on him that we would not see “Mr. Rob” as regularly anymore and it was bittersweet for him. We share this to demonstrate that Rob is about the relationships he builds with his clients. He really does care that a cottage will fit your needs and that is more important to him than the sale itself.

Of course no agent can be great without their negotiation skills. When we found the property we wanted, we told him this was what we are willing to pay. Armed with a list of recent SOLDS and comparables, he set out to negotiate what he said he would do and did it and got our price. Great relationships, great negotiator, and someone who would only recommend a buy as if he were the one buying it. The perfect agent. We will be forever grateful with all the memories our family will make at the cottage he found for us. Without hesitation, Rob Serediuk is the perfect agent if you are looking for your dream cottage.

In the Summer of 2013, Christine and I became interested in acquiring a very special waterfront property in Haliburton. We met Greg and immediately realized that we did not need to speak with anyone else. We have worked with a number of real estate professionals here in Canada, in the U.S. and the Caribbean. Greg McInnis is without question the most organized, meticulous, hard-working real estate agent we have ever worked with. It was difficult for us to get to Haliburton to see all of the properties in which we were interested. This proved to be no obstacle as Greg took it upon himself to travel across cottage country, taking literally hundreds of photos for us and sending them and his own personal observations and considerations to us without delay. We were blown away by Greg’s effort. Greg conducted extensive research into the available properties and provided us with all of the information we needed to find our ideal property. Ultimately Greg found us the special cottage property in Haliburton we sought. He assisted us in the negotiation and we were very pleased with the result achieved. We would hire Greg again in a second, without any hesitation. We can give no higher recommendation.

Greg certainly led us in the right direction with Haliburton, where we got a lot more value for our dollar and a lot less traffic on the drive up. He was incredibly organized, personable and flexible with everything from; clear directions and itinerary when embarking on a day of showings, answering all of our many questions on different properties, promptly returning emails and providing entertaining chatter as we drove from one listing to another. Most important to us was that Greg was not pushy, maintaining: if it was meant to be it would be. When it came time to get the deal done, Rob and Greg collaborated coming up with all the possible scenarios in the multiple bid situation, helping us get the best deal possible without overpaying
